Terms and Conditions
General
This is a legally binding contract between Twin Lodge Holidays and the holidaymaker. The property owner is also referred to as "we" and "us".
The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".
By making a deposit payment you are deemed to have accepted our booking terms and conditions and agree to use the hot tub according to the manufacturer’s operating instructions and follow the safety rules. We strongly recommend you read these carefully before your agreement.
The contract will be subject to the following booking conditions.
Bookings
A booking deposit is payable within 1 day of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.
The balance of the rental charge, along with the breakage deposit, is payable not less than 4 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.
Bookings made less than 4 weeks prior to the arrival date must be paid in full at the time of booking.
Payment
Payments can be made using a Bank Transfer or PayPal account.
Cancellation by the Holidaymaker
Cancellation of the booking by the holidaymaker should be made in writing and addressed to:

In the event of a cancellation, we will attempt to re-let the property and if successful, a discretionary payment may be made. However, we strongly recommend you take out holiday cancellation insurance.
Cancellation by the Property Owner
The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Prices
The prices quoted are correct only for the specific number of guests and dates shown. Should you change the number of guests or dates then the rates are subject to change.
Looking after the property
A security deposit of £80 will be taken. We will ensure that this is returned to you once our maintenance team has cleaned the property after your vacation. During your stay we ask that you take due care and treat the property like your own home and leave the property in the same state as you found it on arrival.
No barbecues, candles or any other ignition sources are to be used in the properties. Please do not use your own lighting equipment, including fairy lights or lamps.
Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
Site rules
The rules of the Holiday Park that you are staying on must be adhered to at all times. The property owner reserves the right to ask any guests that are found to have broken rules to leave their property without refund. There is a strict noise curfew of 11pm. The hot tub must not be used after this time.
No barbecues, candles, log burners or any other ignition source
The lodges are located in a wooded area therefore barbecues, candles, log burners and any other item with an open flame are strictly forbidden anywhere on the park to prevent the risk of fire.
Number of Guests
The maximum number of people entitled to stay at the property is 4/6 depending on lodge booked and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub letting or assignation of the let is prohibited. Please note that all persons aged 2 and over must be allocated a bed.
Children
You must ensure that your children are supervised at all times. This is particularly important as the property you are staying in has a hot tub fitted in the decking and the property is situated close to a lake.
Jacuzzi hot tub
Please be advised that during a turnaround the hot tub may need to be drained and refilled on the morning of your arrival. If this is the case it can take up to 24 hours for the hot tub to warm up fully so may not be at temperature for the first evening of your arrival.
Jacuzzi hot tub safety rules
• The hot tub must be used according to the manufacturer’s operating instructions.
• During pregnancy soaking in the hot tub may cause damage to the foetus, so contact your Doctor for advice before starting your holiday with us, to ensure it is safe for you to use the hot tub.
• People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection or irritating your condition.
• Never use the hot tub while using narcotics or other drugs that may cause sleepiness, drowsiness or raise / lower your blood pressure.
• At 39/40 OC limit your time in the hot tub to a maximum of 15 minutes, as extending this time can affect your inner organs and cause fever like conditions. At 36-37OC this time can be extended as this is body temperature and there is less risk.
• Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the water line.
• Never use the hot tub alone. Take care when entering and leaving the hot tub. When leaving the hot tub leg muscles may be relaxed enough to make you unsteady.
• Never use glass near or in the hot tub, as broken glass can cause a risk to people in bare feet and is very difficult to see within the hot tub water.
• Do not use any electrical appliances near (within five feet or 1.52 metres of the hot tub) or in the hot tub.
• If any fault or damage occurs with the hot tub please contact the owner of your property at the earliest convenient moment and do not use it.
• Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultant with their Doctor.
• Parents are advised that the hot tubs are not suitable for children under the age of sixteen and to warn their children not to allow water in to their mouths as this can cause infection and illness.
• The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
• Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams, etc., which reduce the effectiveness of the spa sanitizer which disinfects the water.
• Make sure fake tan is removed before using the hot tub as this reacts to the chemicals and reduces the effectiveness of the spa sanitizer which disinfects the water. It also colours the water and marks the waterline of the hot tub.
• Never allow children to use the hot tub unsupervised
• When not in use make sure the cover is on and secured.
• Avoid using the hot tub immediately after a heavy meal.
• Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate.
• Take care on the decking / hot tub steps as water from the tub can cause it to be slippery.
• If any allergic reaction occurs leave the hot tub and rinse off in the shower. If the reaction persists contact a local doctor or A&E. There is a list in the information pack in your accommodation.
• Do not turn the hot tub isolation switch at the electricity point of your accommodation as power is needed to be turned on to carry out the cleaning cycles.
To comply with HSE regulations, the hot tub water is checked every morning. Please ensure the hot tub cover is clear and any pets are kept off the decking prior to this time to allow this testing to be carried out.
Pets
Pets are allowed in the property subject to the property owner's agreement. All pets must be house trained and the number and type of pet must not exceed what was agreed at the time of booking, otherwise a breach of contract will be deemed to have taken place.
Pets must not be left unaccompanied in the property at any time and must not be allowed on the beds or furniture. The holidaymaker shall be liable for all damage caused by his/her pet or any pet belonging to the holidaymaker's party. A charge will be made for any additional cleaning required. The property owner cannot be held responsible for any accident or injury to a pet during their stay.
Arrival and Departure Time
Every effort will be made to have the property available from 15:00pm on the day of arrival. The property must be vacated by 10:00am on the day of departure. Late departure will result in an additional charge being made. Information about keys and how to collect them will be provided once full payment has been received.
Liability
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
Children must be supervised at all times.
Parking
Parking of vehicles must be in the designated car parking space and must not obstruct the roadway. On Felmoor Park additional parking is available at the clubhouse.
Cleaning
We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
Breakages
The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.
Complaints
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.
The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
Return of Breakage Deposit
Your breakage deposit, minus any deductions, will be returned to you within 1 week of the departure.

Twin Lodge Holidays reserve the right to change or amend the terms and conditions at any time.
